What matters is what the buyer sees first, whether driving past or waiting for the estate agents.

Make sure the front is as smart as possible. Paint the front door and stonework, if necessary.

Plant the garden or window boxes in spring and summer months to add colour.

Make absolutely certain that buyers can park, whether in your drive or on the street outside.

Animals and lots of children are best kept out of the way if at all possible.

The house must appear bright and light. Clean the windows, wash the net curtains and switch on the lights beforehand in dim corners if needed.

No cooking smells. Avoid nappy changing, if possible. Flowers are a good idea as well as a good room spray or scented candle. (NOT COFFEE!!!)

The garden is very important in the spring and summer seasons. Mow the lawn, freshen up the flower beds, remove dog mess. Extra flower tubs look good for patios or terraces.

Cleanliness is essential, especially in the kitchen or bathroom. Make the beds etc.

Your agent should be able to have access at all times if possible and make sure your property is ready to be shown at short notice (sometimes).

Undertake essential repairs such as slipped tiles. Tell the buyer about any problems - don't wait for the surveyor to find them and provide an opportunity for the buyer to knock the price down.
